The main objective of Local Law 157 is to reduce the risks associated with natural gas leaks inside residential properties. In dense urban areas such as Manhattan, Queens, or the Bronx, a leak in one apartment can quickly affect several dwelling units. The alarm may be installed on the ceiling or on a wall. When mounted on a wall, it must be located no more than 12 inches below the ceiling. Where the layout of the room makes this impossible, the manufacturer’s instructions or the applicable NFPA 715 requirements must be followed.

- installing an alarm in the same room as a gas-burning appliance;
- positioning it between 3 and 10 feet from the appliance;
- ensuring that the device produces an audible warning;
- selecting equipment listed and labeled to UL 1484;
- keeping the alarm in good working order.
For Class A multiple dwellings, one or more natural gas alarms must be installed in each applicable dwelling. Class B multiple dwellings may use alarms in individual dwelling units or, in certain circumstances, a line-operated zoned gas detection system covering public corridors and public spaces. However, an individual alarm is still required when a gas appliance is located inside a dwelling unit.
Battery-powered or plug-in alarms may be installed by a building owner, maintenance personnel, an occupant, or another installer. Hard-wired systems must generally be installed by a New York City Licensed Electrical Contractor with the required permits.

Compliance deadline confirmed for January 1, 2027
The official compliance deadline for Local Law 157 is now January 1, 2027.
The previous May 1, 2025 deadline was replaced by Local Law 102 of 2025. Under this amendment, the deadline could have been extended to January 1, 2029 if the Department of Buildings identified fewer than four manufacturers offering compliant battery-powered natural gas alarms.
However, on June 15, 2026, the NYC Department of Buildings officially confirmed the deadline after identifying at least four distinct manufacturers. As a result, the installation deadline will not be extended beyond January 1, 2027.
On or before that date, affected property owners must provide and install approved, operational natural gas alarms in accordance with Section 908.13 of the New York City Building Code and the relevant DOB rules.
Property managers should therefore use the remaining months to:
- identify dwelling units containing gas-burning appliances;
- determine the number and location of alarms required;
- select UL 1484-listed equipment;
- organize installation across their building portfolio;
- document installations and establish a maintenance process.
Waiting until the final months of 2026 may create procurement, scheduling, and installation difficulties, particularly for owners managing several buildings or hundreds of dwelling units.
Maintenance and regulatory oversight
Compliance does not end once the natural gas alarms have been installed. Required devices must remain operational and must not be removed, damaged, or intentionally disabled.

Occupants also have maintenance responsibilities for battery-operated devices located within their dwelling units.
Enforcement of the residential requirements falls under the discretion of the NYC Department of Housing Preservation and Development. FDNY plan review and inspection are generally required for line-operated zoned natural gas detection systems, but not for individual residential natural gas alarms.
Property managers should maintain clear records showing where alarms were installed, which model was used, the installation date, and the expected end of the device’s service life.

Failing to comply with Local Law 157 may expose property owners to enforcement under the Housing Maintenance Code and require corrective action when alarms are missing, defective, or improperly installed.
Non-compliance may also increase liability risks. Following a natural gas incident, investigators, insurers, and other parties may examine whether the required detection equipment was installed and operational.
